$200M Three PNC Plaza unveils new upscale Residences in Downtown Pittsburgh

With Three PNC Plaza rising within the Downtown skyline, the 26-story project is set to unveil its upscale condominiums.

Located on floors 14-23 of the $200 million tower, The Residences will share amenities with the 185-room Fairmont Hotel—the brand’s first LEED-certified location—also planned for the complex. Condos—three of which have sold—will range in size from 1,300 to 3,000 square feet and start at $500,000. The 28 condos will face Market, while hotel rooms will face Fifth.
 
Pittsburgh’s first new high-rise in 20 years, the 750,000-square-foot property will feature 11 stories of office space divided between PNC and top-25 international law firm Reed Smith, as well as a spa, restaurant, and 344-space below-grade garage. Three PNC Plaza will also house two mezzanines, an elevator penthouse and retail tenants.

“Pre-sales have been beyond our expectations, especially in this market. The Fairmont will put Pittsburgh on the map,” says Lori Hummel, with Howard Hanna Real Estate Services. “Our first buyers are locals living in the suburbs who want a Downtown apartment.”

The design team includes global firm Gensler, along with Pittsburgh-based Astorino and green building consultants Paladino & Company of Seattle. With the building’s steel foundation topped off Sept. 25, work is being completed on the mechanicals. Extending PNC’s Downtown corporate campus west to Market St., the project will become the country’s largest mixed-use green building.

During site excavation, 26,000 artifacts were uncovered, including wells, original lithophanes and collectible Kessner dolls. The site will also feature an 8,000-square-foot park with benches and drought-resistant plantings.

An open house celebrating The Residences will be held Oct. 30, from 4-7p.m. at Two PNC Plaza.
