Two things brought George Mongell back to Pittsburgh from Washington,
D.C. where has been a practicing attorney for three years. One is his
family and the other is his new company,
Terradime LLC.
As the president and CEO of the sustainable real estate development and
consulting and management company, Mongell is break grounding on a
four-story condo
building in Squirrel Hill. Dubbed 5637 Forbes, for obvious reason, the
sustainable building will consist of 14 high-end condo units ranging
from 1700 to 2200 square feet, exclusive of any terrace spaces.
Each two and three-bedroom unit will feature 10-foot ceilings with
natural daylight, green building materials and numerous sustainable
features aimed at improving the indoor environmental air quality,
reducing water consumption and increasing energy conservation.
Underground parking and large storage space will also be featured.
Architect for the project is 4080 Architecture, formerly known as dggp. The contractor is being finalized.
Mongell, who now lives in Squirrel Hill, expects the building shell and
core to be completed by the end of 2010. Starting price for the units
will be around $600,000.
The Carnegie Mellon graduate (Public Policy graduate program, class of
'04) is getting advice from the best. Carnegie Mellon architecture
professors Vivian Loftness and Azizan Aziz are consulting on the
project which is aiming for a Silver LEED rating.
"We're excited to bring a LEED-certified residential condo building to
Squirrel Hill, one that is in keeping with intergrity of the
neighborhood in terms of our design," says Mongell. Coldwell Banker Real Estate Services is marketing the project.
Building deconstruction, which salvages usable materials and takes up less
landfill, has started at the project site which is across from St.
Edmund's
Academy.
