Two Corporate Center, in McCandless Township’s 36-acre Pittsburgh Office & Research Park, is undergoing a $3 million renovation.

The renovation is the first since the 93,813-square foot building, at 5800 Corporate Dr., was constructed in the mid-1980s. Renovations are expected to be complete, and the building ready for occupancy, by late summer 2009.

The five-floor building, which was occupied by Federated before its move Downtown, is currently structured for a single tenant, and is being converted into a multi-tenant property.

Owner Zell Two, Inc., and property manager Cushman & Wakefield have contracted with A. Martini & Co. to complete the renovations. Downtown architectural service firm Burt Hill, responsible for the original design, also designed the renovations, which include a new lobby complete with a hanging sculptured art piece, a seating area and electronic directory, as well as upgraded high-efficiency mechanical systems and boilers, new energy-efficient lighting, ceiling tiles and carpeting.

“The park is conveniently situated in the middle of the North Hills area, about 10 miles from Downtown,” says Gary Roberson, a brokerage and leasing manager with Grant Street Associates who is marketing the building for lease. Nearby amenities include UPMC Passavant, La Roche College and various businesses and shopping centers along McKnight Road.
