Ground broken for $4 million, 31,000 sf Park Place

On September 27, representatives from the Downtown-based real estate firm GVA Oxford and local construction company, The Zambrano Corporation, broke ground on Park Place, a $4 million office building in O’Hara Township. 
 
Located along the Allegheny River off of Old Freeport Road, the three-story, 31,000 square-foot building is part of a $100 million, 42-acre mixed-use development called Chapel Harbor.

“This will be a state-of-the-art building—an attractive brick structure,” says Edward Doran, executive vice president with GVA Oxford. “It will overlook a gazebo and town square and be atypical of anything in Pittsburgh.”

UPMC Centers for Rehab have pre-leased 8,211 square feet on Park Place’s second floor, while Tri-State Orthopedics and Tri-State Physical Therapy will occupy 6,300 square feet on the building’s third floor. Occupancy is expected during May of 2007.

Park Place will include free parking in a riverfront setting featuring walking trails, piers, a park and water recreation. The new office complex will be adjacent to Waterworks Mall and close to the Pennsylvania Turnpike.

The offfice building is the newest component to Chapel Harbor. Called a “lifestyle community,” by Doran, Chapel Harbor includes 134 residential apartments, 134 single family homes and town homes, and a 52-unit mid-rise luxury condominium called The Marbella.
