New townhouses, residential property rehabs planned for historic Deutschtown

Plans to build new townhouses and rehabilitate properties in Pittsburgh’s historic Deutschtown neighborhood are now underway.

October Development is working with the North Side Leadership Conference (NSLC) and the URA to build three new townhouses and rehabilitate two single-family homes on James and Suisman Sts.

After rehabbing and selling homes in Lawrenceville, native Pittsburghers Alli Depasquale and Joseph Scolleri of October Development turned their efforts to the Northside, purchasing 17 properties for redevelopment.

Three 1,800 square-foot townhouses will be built along the 900 block of James St. Units will feature two- or three-bedrooms, two bathrooms and integral garages. The project also includes the rehabilitation of 1,400 square-foot turn-of-the-century homes on Tripoli and Suisman Sts.

“We’re expecting pre-sales—one of the rehabs is pre-sold. We feel confident that these will turn around, even in a weak market. The amenities are so great—you can walk Downtown,” adds DiPasquale, who says construction will start in February. “After this one is off the ground, we’ll bring another project to the URA. We picked up 17 properties in this neighborhood with the full intention of bringing them all back.”

Townhouses will sell for approximately $215,000; restored homes will sell for $140,000. Project architect is Bob Bambuagh. The project will go before the URA board on Dec. 13.

Elsewhere in historic Deutschtown, the NSLC is working with the East Allegheny Community Council to build two new homes on James and Knoll Sts., and rehab two homes on Tripoli and Dunloe Sts. The project has received support from the URA and the Pennsylvania Department of Community & Economic Development and the URA. The homes, which will sell for about $200,000, are being designed by TAI + LEE architects.
