
The 21,5000 square-foot Offices at Clair Boyce, located at the intersection of Route 19 and Boyce Road in
Upper Saint Clair, is now leasing unique workspace.
The
two-story property was designed to blend into its natural, wooded
setting. While 6,400 square feet are available on the ground floor,
1,900 square feet are available on the second floor. Office space is
raw and flexible, and can be subdivided and customized to meet tenants’
needs.
Architects Loysen + Kreuthmeier
used materials such as cedar and galvalume to create a pleasant work
environment with an abundance of natural lighting that is not obtrusive
to its natural surroundings.
“We used durable, honest materials
and kept the forms simple, yet tailored. Almost like a barn in an
Armani suit. The building uses a familiar vernacular to reflect Upper
Saint Clair’s agrarian roots," says the architect.
There
are four parking spaces for every 1,000 square feet of space.
State-of-the-art building mechanicals provide for efficient
operating expenses.
Incoming tenants include Smith Barney, whose offices were designed by the project architects, and Northwest Savings Bank.
To
better deal with rainy conditions common to our region, Kreuthmeier
explains that, “The building envelope is a pressure balanced rain
screen. It is highly efficient, like putting physics on your side.”
The development also required working with existing wetlands. “We worked with the
South Fayette Conservation and School Districts, which enabled student involvement,” remarks Caryn Rubinoff, vice president of
The Rubinoff Company.
